Moving out

The goal is straightforward: you want the deposit back, or you want the house to show well for the buyer's final walk-through. Empty and clean is a very different standard from lived-in and tidy, and inspections are done with a checklist.

  • Kitchen. Inside every cabinet and drawer, then the fronts. Inside the oven, inside and behind the fridge, dishwasher edges and seal, range hood and filter, sink and disposal, counters and backsplash.
  • Bathrooms. Vanities inside and out, medicine cabinets, tub and shower scrubbed, grout and door tracks, toilet inside and out including the base, mirrors, exhaust fan covers.
  • Closets. Shelving wiped, rods cleaned, floors vacuumed and mopped. Closets get skipped constantly and inspectors know to look.
  • Whole house. Baseboards, window sills and tracks, blinds, door frames, switch plates, ceiling fans, vents. Scuffs off the walls where paint allows.
  • Floors last. Vacuumed then mopped, back to front, so nothing gets walked through on the way out.

Moving in

Nobody wants the first job in a new house to be scrubbing someone else's shower. A move in clean gets the place to a state where you can unpack without thinking about it.

Same list as above, with a different emphasis. Cabinets and drawers get done before you put dishes in them. Bathrooms get sanitized properly. Closets and shelving are cleaned before clothes go on them. If the previous owner had pets, tell us. It changes how we handle the floors and vents.

Timing is the part worth planning. The ideal window is after closing and before the movers, even if that is a single day. An empty house cleans faster and cleans better, and it costs less than cleaning around boxes.

For landlords and property managers

Turnovers run on a clock. A unit sitting dirty is a unit not rented, and the cleaning is usually what decides whether a place shows well on day one.

We work turnovers on short notice and can go straight from the tenant handing back keys to a unit that is ready to show. What affects the price

Move out cleans are quoted on condition more than on size. Two houses the same square footage can be hours apart depending on what the last few years looked like.

  • How many cabinets and drawers there are, since each one is cleaned inside and out.
  • Appliance condition, particularly the oven. A heavily used oven can be an hour on its own.
  • Bathroom count and how much hard water or soap scum has set in.
  • Whether pets lived there, which affects floors, vents and baseboards.
  • Whether the house is fully empty. Cleaning around remaining furniture takes longer and the result is worse.

What we do not handle

A move out clean is a cleaning job, not a repair or haul-off job. We are straight about the line so nobody is surprised on inspection day.

  • We do not patch nail holes or touch up paint.
  • We do not haul off furniture or large amounts of left-behind junk. Small trash goes, but if there is a garage full of it, that needs a hauler first.
  • Carpet stain extraction is a carpet cleaning job.

Common questions

How far in advance should I book?

As soon as you have a closing or lease-end date. Month ends and the last week of the month fill up first, because that is when most leases turn. A week or two of notice is usually comfortable; same-week is sometimes possible.

Will this get my security deposit back?

Cleaning is the part of the deposit that is in your control, and we clean to the standard inspections are run against. We cannot speak for damage, repairs or anything in your lease beyond cleaning. If you have the move-out checklist from your landlord, send it over and we will work against it.

Does the house need to be completely empty?

It does not have to be, but it should be. An empty house cleans faster, costs less and comes out better, because nothing gets cleaned around. If a few items have to stay, tell us where they will be.

Do you clean the garage?

Sweeping out a garage and wiping down shelving can be added. It is quoted separately because garage condition varies enormously. Oil stains on concrete are a pressure washing job rather than a sweep.
