Short-term rentals live and die on the first ten seconds after the door opens. Guests forgive a lot, and then they photograph one hair in the shower and it sits in your reviews for a year.

What a turnover includes

A turnover is a reset, not a standard house clean. The difference is staging and restock, and that is usually what separates a four star review from a five.

  • Linens and beds. Stripped, remade with fresh sets, hospital corners, pillows and throws placed the way the listing shows them.
  • Bathrooms. Fully cleaned, mirrors and glass spotless, towels folded and set out, paper and amenities restocked.
  • Kitchen. Dishes dealt with, fridge emptied of guest leftovers, microwave and cooktop cleaned, counters cleared, coffee and basics restocked.
  • Living areas. Dusted, vacuumed, cushions straightened, remotes and chargers back in place, furniture squared up to the photos.
  • Trash and laundry. All bins emptied, liners replaced, used linens taken or laundered depending on the arrangement.
  • Final sweep. Lights, thermostat, locks and anything the previous guest moved, put back the way the next guest should find it.

Damage and supply reports

Cleaners are the only people who see a rental between every single stay, which makes them your early warning system.

If something is broken, stained, missing or running low, you hear about it the same day with photos. A cracked glass, a burn mark on a counter, a toilet that runs, a smoke alarm chirping. Finding that out from us is better than finding out from the next guest's review, and it gives you a real shot at claiming it.

Photo confirmation of the finished turnover is available on request. Owners who manage remotely tend to want it on every clean, and that is fine.

Working around back-to-back bookings

Short windows are normal in this business. Checkout at 10 or 11, check-in at 3 or 4, and the whole reset has to fit between them.

Tell us your checkout and check-in times when we set the property up, and we schedule around them rather than around our own convenience. Same-day bookings, late checkouts and the occasional guest who will not leave all happen. Call us when they do and we adjust. If a stay runs long enough that the next guest cannot get a properly cleaned unit, we will tell you straight rather than rush it and let you find out later.

Peak season is the part to plan. If you are in a market that spikes on weekends and holidays, get your properties on the calendar early.

Setting up a property

The first visit to a new property takes longer, and it is worth doing properly. We walk the place with you or with your photos and build the checklist: where every item lives, how the beds are dressed, which cabinet the extra linens are in, what gets restocked and to what level.

After that, any of our people can turn that property over and get the same result, because nothing is being cleaned from memory. That is the whole reason the checklist exists.

If you supply your own consumables, tell us where the stock is kept and what level to flag as low. If you would rather we handle supplies, we can price that in.

Mid-stay cleans and deep cleans

Longer bookings often want a mid-stay clean, and guests on week-plus stays tend to ask for it. We schedule those directly around the guest.

Rentals also need a real deep clean on a cycle, usually once or twice a year depending on how hard the property runs. Turnovers keep a unit presentable; they are not sized to get inside the oven and scrub grout. Booking a deep clean in your slow season keeps the turnovers fast the rest of the year.

Common questions

Can you handle same-day turnovers?

Yes, that is most of this work. Give us your standard checkout and check-in times when we set the property up and we schedule inside that window. Short-notice bookings happen, so call and we will fit them where we can.

Do you provide linens and supplies?

Either way works. Most owners keep two or three linen sets on site so we can strip and remake immediately, and we launder the used set. If you would rather we supply and manage consumables, we can quote that.

What happens if a guest leaves the place in bad shape?

We photograph it and call you before doing extra work, so you have what you need for a claim and you decide how to handle it. Genuinely excessive messes are billed above the standard turnover rate, and we tell you the number before we start, not after.

Do you clean properties you did not set up?

Yes. We do a setup walk-through first so the checklist matches your property instead of guessing at it. That first visit takes a bit longer and every turnover after it is faster.
